 Homeowners present 53 – no quorum
                Board members present 6 – quorum/yes – Jerry, Robyn, Dave, Joan, Lyle & Chuck
                Attorney representative – Marisol Basulto
•        Request Waiver of Roll Call

•        Review of Financial statement for 2010
•        Review of Budget for 2011
•        Review of Expenditures – landscape maintenance & improvements / attorney fees
•        Budget for 2011 – overview
•        Delinquent by year – 2008 = 26 = $10,140.00
                                        2009 = 25 =    9,750.00
                                        2010 = 56 =   21,840.00
                                        2011 = 183 =  71,370.00
•        All delinquent accounts 2010 and earlier are in collections.
•        Chuck provided an overview of collections procedure

PRESIDENTS REPORT:

•        Introduction of Board Members
•        Brief review of why Board has changed our collections procedure.
•        Special assessment will end this year but don’t expect dues to go back to original amount of
$225.00
•        Dues will raise as costs raise
•        Sidewalks cleaned / will become a more regular maintenance
•        Renovated medians
•        Extensive work at both entrances
•        Robyn instrumental in getting $5000.00 grant for renovations
•        Entrances repainted
•        Lighting fixture replacement at entrances
•        Future work – Hidden Hammocks wall
•        Brief overview of Hidden Hammocks lake ** status ** Pine Tree allocated plus/minus $100,000.00
for repairs – work will begin when school ends – expected 1 month construction duration

FLOOR OPENED TO HOMEOWNERS FOR DISCUSSION:

•        question – When checks are received, how long does it take to post & deposit ?

•        Homeowner Jeff Rubman suggests HOA networking meeting

            - Homeowner Ralph D’Angelo has questions regarding lake bank erosion at
individual                            
                      homeowners property.
            - Homeowner Joyce Carty spoke about neighbors mailbox being vandalized
            - Homeowner Donna Kamb reported she has found homeless sleeping in her back patio area
             -Homeower Sandy Davis asked if homeowners are allowed to rent rooms on a weekly basis
           -  Homeowner Atul Patel asked who trims black olive trees on area between sidewalk & street
            - Homeowner Daniel Miquero spoke about crime watch / neighborhood watch and getting

                      Vote taken from homeowners in attendance on who would like to have a study done.
                      More than 50% voted YES on a study.
